Property Marketing

Don't let your home sit empty for a long stretch. Our team uses proven marketing techniques to capture the attention of local renters, get showings scheduled and properties rented!

Tenant Screening

 We carefully screen every applicant interested in living in one of our rental properties. By qualifying tenants from the outset, we avoid many potential problems down the road.

Rent Collection

Get your rent payments on time each month with our accounting support. We collect incoming funds, follow up on late payments & deposit your earnings to your bank account.

Maintenance

When your rental home needs repairs, rest easy knowing the experts have you covered. We get an estimate for your pre-approval, then coordinate maintenance with tenants & vendors and document everything -without ripping you off!

Property Inspections

Regularly visiting the properties we manage helps us ensure nothing spirals out of control behind the scenes. We enforce the terms of our leases & take corrective measures when necessary. By offering Tenants better service, we visit properties 6-8 times a year. This helps our Tenants and Owners stay on the same page.

Financial Reporting

Check in on your home's financial health at any time by accessing your account through our management system. We generate monthly financial statements to provide a detailed overview of your income & expenses, but with our Owner's portal you can access any day, any time!

Other Services for Owners:

*No Squatters Allowed*

Squatting is a huge problem and will probably get worse, before it gets better. This program includes: 

  •  SimpliSafe alarm with keypad, sensors and live 24-hour a day monitoring
  • Weekly property visits (inside, too!)!
  • Two lights with timers, set at different times
  • Install blinds in each window
  • Keeping the grass cut, removing any mail, etc.  
  • A property that looks lived in has a 75% less chance of being vandalized.

Additional Services

  • Digital deadbolt lock installed. Install a digital deadbolt and non-locking bottom handle. Set lock with master code, code for owner, code for us and once occupied, a code for tenant. No lock outs & no lost keys! Tenant never knows your codes.
  • Whether your property needs a deep cleaned, landscaping help, a new roof, kitchen or bathroom- we have the team to get it done! Give us a call today!

Licensing/Registration Services

  •  Baltimore City requires Property Registrations each year by 12/31. 
  • Lead Certifications required for all properties built before 1978: There are 3 types of certs: Lead Free-no lead detected, no more testing needed-EVER! Lead Safe homes are required to have lead tests each time a tenant moves out. 
  • Rental Licenses: Each municipality is different and requires it every two years.  Need a lead cert and a *pass sheet*, which can be done by a certified lead inspector. 

Section 8 Inspections

  •  Pre-Inspection: Done in order to decrease the probability of failing Sec 8 inspection. No charge for our clients!
  • In-person Sec 8 inspection
  • Owners have 30 days to finish any items required by the inspector and send pictures. We will forward to  the inspector to get a passed status more quickly.
